  • Acid sulfate soils are common in low-lying areas near Moreton Bay — including parts of Cleveland, Thornlands, and Redland Bay. When disturbed during excavation or footing work, these soils can release sulfuric acid that damages concrete and steel. Managing this correctly requires geotechnical assessment and, where necessary, treatment of exposed soil before footing works begin. It's a known issue in this area and we factor it into our pre-construction planning as standard.

  • Yes. Moreton Bay is a Marine Park and a Ramsar wetland, and Redland City Council's planning scheme incorporates setback and vegetation clearing constraints in coastal areas. What specifically applies depends on your block's location relative to the high-water mark, designated wetlands, and estuarine areas. We review these constraints as part of our earliest site assessment so you know exactly what the block allows before design begins.
