    What does building on a sloping Scenic Rim block actually involve?

  • Significant slope means the building system, footing design, and earthworks are all site-specific — there's no standard approach. We typically start with a geotechnical investigation to understand soil bearing capacity and rock depth, then design either an engineered pad/pier footing system or a split-level slab that steps with the land. Retaining walls, cut-and-fill balance, and stormwater management all need engineering. We include this in our early planning so costs are transparent before contract.

    Do all Scenic Rim builds require a bushfire assessment?

  • Most do, yes. The majority of the Scenic Rim LGA — particularly anything treed, elevated, or adjacent to national park — falls within a bushfire-prone area. A BAL assessment is required to determine your site's specific Bushfire Attack Level, which then determines the construction standard required. This is not something to shortcut. We work with accredited bushfire consultants and design homes that meet the BAL requirements without being compromised by them.

    What services do I need if I'm building off-grid or without town water and sewerage?

  • Most Scenic Rim rural blocks are off-grid for sewerage and many for water. We design and coordinate the full services package: rainwater tanks sized to your household demand and roof catchment, solar and battery systems, and on-site wastewater treatment systems (OWTS) that satisfy Queensland's on-site sewerage regulations. These systems are most effective when they're integrated into the building design from day one, not added after the fact.
