The Sunshine Coast spans two separate planning jurisdictions: Sunshine Coast Regional Council covers the bulk of the coastal and hinterland area, while Noosa Shire Council governs everything from Noosaville to Pomona. These are not interchangeable. Noosa Shire is among Queensland's most design-conscious councils — their planning scheme actively protects visual character and imposes meaningful constraints on materials, massing, and colours that can be used in a build.

The hinterland adds its own layer — BAL bushfire ratings in Maleny, Montville, and Mapleton, steep terrain requiring engineered retaining and site-specific footings, and SCRC environmental overlays protecting koala habitat and waterways.     Is Noosa Shire Council harder to get approval through than SCRC?

  • Noosa Shire is generally more restrictive — deliberately so. The council takes visual character very seriously, and their planning scheme has specific colour palettes, material restrictions, and height limits designed to maintain Noosa's distinctive aesthetic. A DA that would sail through SCRC may require more design iteration in Noosa. That's not a barrier; it's a design challenge. Working with a builder who understands the scheme from the start means you're designing with the approval in mind, not retrofitting it.

    What's involved in building on a steep hinterland block?

  • Hinterland blocks with significant slope require more upfront design and engineering work — geotechnical investigations, engineered retaining walls, pier or pad footings rather than a standard slab. Done properly, this creates architecture that's genuinely beautiful: the building steps with the land, capturing views and creating protected outdoor spaces. Done poorly, it becomes an expensive problem. We enjoy building on difficult sites because that's where interesting architecture happens.
