The council takes visual character very seriously, and their planning scheme has specific colour palettes, material restrictions, and height limits designed to maintain Noosa's distinctive aesthetic. A DA that would sail through SCRC may require more design iteration in Noosa. That's not a barrier; it's a design challenge. Working with a builder who understands the scheme from the start means you're designing with the approval in mind, not retrofitting it.

Hinterland blocks with significant slope require more upfront design and engineering work — geotechnical investigations, engineered retaining walls, pier or pad footings rather than a standard slab. Done properly, this creates architecture that's genuinely beautiful: the building steps with the land, capturing views and creating protected outdoor spaces. Done poorly, it becomes an expensive problem. We enjoy building on difficult sites because that's where interesting architecture happens.
