    What makes Zen's approach different?

  • We design and build fully custom homes, then use precision prefabricated components to make the onsite build more predictable and efficient. The result is a smoother construction process with tighter tolerances, less rework, and faster onsite assembly.

    What does "prefabricated" mean?

  • Prefabricated simply means some parts of the home are manufactured off-site in a controlled environment, then delivered to site for installation. Your home is still built on your land—prefab is the method we use to improve accuracy, speed and quality control.

    Do you do custom designs?

  • Yes. Every Zen home is custom. We can manage the design with you from the start, or work with your architect/draftsperson to build from your existing plans.

    Can we bring our own drawings?

  • Absolutely. If you already have plans, we can review them, confirm suitability for your site and budget, and take you through the next steps toward approvals and construction.

    Are there design limitations or constraints?

  • We build custom homes and can engineer for challenging sites such as sloping blocks, narrow lots and acreage. The best way to confirm what's possible is a site and brief review, because feasibility depends on your block, planning controls, and engineering requirements.

    How long does the design stage take?

  • It depends on the scope and how quickly decisions are made, but most concept-to-ready-for-approval designs take around 4–10 weeks. If approvals are required, timeframes vary by council and project complexity.

    What approvals will my project need?

  • Approvals vary based on your site, your council requirements, and the type of build. We'll explain what's required during the initial consultation and can manage the approvals process as part of our service.

    What does "design and construct" mean?

  • Design and construct means we manage the design, approvals coordination, and construction under one end-to-end service. You get one team, one process, and one point of contact from concept through to completion.

    What is DfMA (Design for Manufacture and Assembly)?

  • DfMA is a design approach that considers how components will be manufactured and assembled from day one. It helps improve buildability, reduce on-site complexity, and support a smoother installation process. We apply these principles to both residential and commercial projects where suitable.

    Do you have standard inclusions?

    Can I choose materials outside the standard inclusions?

  • Yes. We can tailor finishes, fixtures and materials to suit your style and priorities, while keeping the design aligned with your budget and performance goals.

    Do you build on a concrete slab or on piers?

  • Both. The right foundation depends on your site conditions, slope, soil report and engineering. We'll recommend the most suitable option once we review your block.

    My property is rural—do you help with off-grid homes?

  • Yes. If you're looking at off-grid or semi off-grid living (solar, water storage, wastewater systems), we can incorporate this into the design.
