The land should shape the home — not the other way around.

Building on acreage is fundamentally different to a suburban block. The site is larger, more complex, and full of opportunities that a standard plan will never exploit. A well-sited acreage home captures long views, shelters from prevailing winds, positions living spaces to track the sun, and sits lightly on the landscape. That takes a design process that starts with the land — its slope, its aspect, its soil, its vegetation — not a plan from a builder's range.

We work extensively in SEQ's acreage corridors — the Scenic Rim, the Gold Coast hinterland, Samford Valley, the Sunshine Coast hinterland, and Redlands. We understand the planning overlays that come with rural and acreage land: bushfire attack levels, geotechnical requirements, OWTS and rainwater systems, civil works for access and drainage. We manage all of it — from first sketch through to your first night in the house.

  • What we do

    We begin with a thorough site analysis — slope, aspect, prevailing winds, existing vegetation, views, and soil conditions. Every design decision flows from the land. We don't drop a plan onto a site; we grow the home from it.

  • What we do

    Acreage land is rarely straightforward from a planning perspective. Bushfire attack level (BAL) assessments, vegetation clearing limits, rural zone setbacks, and environmental overlays all require careful navigation. We know the planning schemes across SEQ's rural councils and design for approval from day one.

    Construction & Civil Works

  • What we do

    Acreage builds have more moving parts than suburban construction — site access, earthworks, water supply, sewerage, power. We coordinate the full scope: civil works, on-site services, and the build itself. One team, one programme, one contract.

We develop floor plan options sited specifically for your block — orientation, views, slope, and vegetation all factored in from the start.

We manage the full approval pathway — bushfire, geotechnical, OWTS, vegetation clearing, and the DA or building approval — through to permit.

Construction

Civil works, on-site services, and the build itself — all managed by one team. One programme. Regular updates throughout.

Final inspection, defects walkthrough, and keys — plus a full briefing on your home's systems. Backed by statutory warranty.

    What makes building on acreage different from a suburban block?

  • Acreage builds typically involve more complex site conditions — steep terrain, larger earthworks, no reticulated water or sewer, bushfire overlays, and longer distances from trade suppliers. The design process needs to account for all of these from the start. Done well, the result is a home that couldn't exist anywhere else — designed specifically around the land it sits on. Done poorly, you end up with cost blowouts and a home that fights its site rather than celebrating it.

    Do you build in bushfire-prone areas and what does BAL mean?

  • Yes. Bushfire Attack Level (BAL) is a rating that measures the risk of a site from ember attack, radiant heat, and direct flame. Ratings range from BAL-LOW (minimal risk) to BAL-FZ (flame zone, highest risk). Each level above LOW requires specific construction methods under AS 3959 — things like ember guards on vents, fire-rated windows, non-combustible cladding. We work in areas up to BAL-40 and have experience designing for BAL requirements from the start, not as a costly retrofit.
