  • What we do

    We take your brief from concept through to construction-ready drawings. Every design decision is made in service of how you'll actually use the home — not just how it photographs.

  • What we do

    We manage the approval pathway — whether that's a development application through council or a compliant development through a private certifier. We know the planning schemes across SEQ councils and design with approval in mind from day one.

  • A project home is a pre-designed plan from a volume builder's range — modified slightly to fit your block. A custom home is designed from scratch around your specific site, brief, and budget. The process takes longer and costs more per square metre, but you end up with a home that actually works for your life, not a plan that was written for a generic buyer on a generic lot. The long-term difference in quality, liveability, and resale value is significant.

  • Because we use prefabrication, construction typically takes 5–6 months. Design and documentation takes 3–6 months, and council approvals add around 20–30 business days in most cases. We run a detailed programme from day one so you always know where you are in the process.

    Do you handle the design, or do I need to bring my own architect?

  • We handle everything in-house — design, documentation, approvals, and construction. You don't need to bring your own architect. If you already have a design you love, we can also build from your existing drawings. Either way, the construction side runs through Zen Sanctuary, and you have one team accountable for the outcome.
